About the Project
Property Pres Wizard (PPW) is work order software for property preservation companies: the crews that secure, maintain and report on properties for banks, lenders and asset managers.
A client sends a work order, the office assigns it to a field contractor, the contractor checks in, takes photos, fills in property condition reports and submits bids or completions, and the office invoices the client and pays the contractor. We are rebuilding the platform from the ground up as a modern multi-tenant SaaS, working from the existing product’s workflows.
The Challenge
A single property job touches the client, the office and the field crew, and every step needs proof: photos, forms, bids and invoices that have to add up before anything is billed.
The work had to move from intake to payment without slipping through spreadsheets, while each company’s data stays strictly separate from every other company on the platform.
What We Built
The full work order lifecycle, for the office, the field and the client:
- Work order list, search and saved filters, with bulk actions across up to 200 orders and Undo
- A complete work order record: property, job notes, PCR forms, bids and completions, damages and violations, photos, documents and invoices
- Automation: auto-assign by zip code or by contractor coverage, capacity and score, recurring orders, and validation rules that flag orders for review
- Quality checks before an order reaches the office, covering minimum photos, photo flags, estimates and required forms
- Server-side pricing rules, bid approval, and separate client and contractor invoices with payments, write-offs and charge-backs
- Direct photo uploads with EXIF capture, thumbnails, a photo map and bulk ZIP and PDF downloads
- CSV and Excel order import, plus automatic imports from a client’s own PPW account every 30 minutes
- Twelve financial and operational reports, Insights liveboards and scheduled email reports
- 269 granular permissions across Admin, Manager, Contractor and Client access groups
Under the Hood
Each company’s data is isolated with PostgreSQL row-level security: the API connects as a restricted role and switches tenant inside every transaction. Files never pass through the API. The browser uploads straight to S3 with presigned URLs, and BullMQ jobs read photo metadata, build thumbnails and stream ZIP and PDF exports. Real-time updates over Socket.IO refresh screens the moment an order changes.
Tech Stack
Next.js 16 and React 19 with TypeScript, Tailwind CSS 4, shadcn/ui, Redux Toolkit Query, TanStack Table and Leaflet on the frontend. NestJS, Prisma and PostgreSQL, Redis and BullMQ, Socket.IO, AWS SDK v3, pdf-lib and sharp on the backend, with OpenTelemetry tracing and a Docker image built in CI.
